- Hi everybody, I'm Chris Mohr with West USA Realty.

Welcome to my video blog Real Estate and MOHR.

In this episode, all you potential home sellers will walk

away learning how to get more from your Realtor

than just asking for the highest price

and a quick sale on your home.

Lot of good information ahead so let's get started.

Seller always wants the highest price for your house.

They're going to tell their Realtor, hey,

I think my house is worth this and I want

to sell it for five to 10% over that.

Here's the situation.

You get a lot of smart buyers,

and a lot of smart buyer's agents out there.

They're going to know right off the bat

that your house is overpriced.

They're not even going to show up

to take a look at it.

Eventually, down the road you may get an offer.

That buyer's going to have to get a mortgage.

Along with that mortgage, the bank's going to insist

that the home appraises.

Here's the situation, when home doesn't appraise,

you're well into the transaction.

What are you going to do?

You're probably going to end up having to lower your price

to the appraisal price anyway.

The other thing sellers always want

is they want a quick sale.

This sort of goes hand in hand

with what we're just talking about.

If you price it competitively and correctly right

up front, that's how you're going to maximize your buyers

that show up right at the very beginning.

That's probably how you're going to get your best price

to start with.

A few items to consider beyond the norm. Marketing.

All of us agents have the same marketing

as far as the MLS goes.

Goes on the MLS thousands of buyers,

thousands of agents see it all at the same time.

It automatically goes out to realtor.com

and all the other third party dot coms.

We all pretty much have the same stuff there.

What you want to take a look

at is your Realtor's social media.

Are they on Facebook?

Are they on Twitter?

Are they active on Facebook and Twitter?

You don't want to go on their Facebook page

and see something that Merry Christmas

from two years ago was their last posting.

Make sure everybody's current.

Also, do they have a YouTube channel?

Do they have current content on there

that they can also do marketing

on their very own YouTube channel?

These are the things you need to take a look at.

One other thing I think you need

to consider is do you want to deal with the same person

throughout the transaction.

For example, myself, I'll be there

to take your listing.

I'll be there when the photographs are taken.

I'm the person you talk to all the way

through the entire transaction.

Other systems, people have systems,

where an agent will take your listing

then it gets handed off after listing

to an assistant or to a transaction coordinator.

Then throughout the process week by week,

you're not quite sure

who you're suppose to be dealing with,

but if that's important to you,

it's something to take into consideration right up front.

Finally, communication.

That's something I hang my hat on.

You should be defining your expectations

of your Realtor to him right up front.

In turn, the Realtor should be defining

his expectations also.

Communication is very important.

Also you should be defining your preferred method

of communication whether it be phone, text, or email,

and your agent should be using your preferred method

of communication.

Finally he should be educating you on the selling process,

also keeping you informed of the important details

as the transaction goes along.

This is going to maintain

a smooth transaction throughout.

These are all little extras you should really be thinking

about in addition to your cost, the price,

and a quick sale.

SANTA BARBARA - WEEKEND GETAWAY ROAD TRIP - Vlog - Duration: 5:40.

Well, I'm lost somewhere in Santa Barbara County but the good news is that if you

like wine you like food and you like good views you're gonna want to stay

tuned because we're hitting all the great spots go! I'm at Summerland right now

and we just got the award winning pinot noir.

And here's where all the wine is grown, it's harvested in different regions

again in the Central Coast and that's how the winemaker can pick and choose to

their liking first and the wines here

from here we take the San Marcos pass Road which is a scenic winding route

which connects Santa Barbara to the Santa Ynez Valley along the way we find

some hidden gems all right so we just drove down this little country road and

Mike what did we find a giant bridge a giant the bridge

is the highest arched bridge in California and one of the highest

bridges in the u.s. at 400 feet above the canyon floor check out this forest

we just landed and we're on our way to the old spring town cold spring tavern

cold spring tavern

the cold spring tavern was founded in 1865 and is a unique Western saloon

style restaurant which serves amazing tri-tip sandwiches and game meats and

they also have a bluegrass band

I just got done eating the tri-tip sandwich it was so good that's the

remnants of the tri-tip sandwiches are spicy and they are grilled and smoked on

not surprisingly the cold spring tavern tends to draw crowds on the weekend

smells so good here it smells like pine and smoke and behind me is the

engineering marvel I'm getting that and we're at this old tavern and it was

really cool yeah yes yes was when they originally had stagecoaches they made a

stop here and changed the horses and people got a meal and a little

refreshments and it was cool would you think I'm music yeah I felt like I was in

Texas! [vroom] And there goes the bikers.

Speaking of motorcycles if you have one this is one of the best routes to take

it and also if you're a hiker this is a great spot to come because there's many

different trails if you've seen the movie sideways it was filmed at this

next spot this right here is the hitching post hitching post number two

key lime pie

and just like that our Santa Barbara foodie adventure has come to an end we

Holidaymaker from Glasgow gets flight to herself on Jet2 | news 24h - Duration: 4:26.

Holidaymaker who paid £46 for a Jet2 flight from Glasgow to Crete gets ENTIRE plane to herself, a personalised commentary on the journey and is handed her luggage straight from the hold

A Scottish cook book author was treated to private jet treatment after she was the only passenger on a £46 flight from Glasgow to Crete.

Karon Grieve, 57, who lives in Dunlop, was given VIP treatment on the four-hour flight and had all 189 seats to herself.

She was told at check-in that only three people had booked onto the flight to Greeces largest island.

But after the duo failed to show up she had the entire flight to herself and was given the choice of any seat on the aircraft.

During the flight, the pilot gave her a personalised commentary, addressing her over the intercom by name and pointing out which countries they were flying over.

After touching down in Crete she managed to avoid long waiting times for her luggage as she handed her suitcase right from the plane.

Speaking today from Crete, Karon said: When I went to the check in desk we were actually having a joke about how many people were on the flight because last year when I was away there was only eight people on the flight.

He asked me to guess so we started this guessing game, starting at ten and working our way down.

We then got down to three as there were another two people who were booked on the flight but they didnt end up showing up.

So as soon as I got on the flight, it was just me, the cabin crew and the pilot.

They moved me to seat number one so I had all the leg room and everything, it was fantastic.

The pilot then came out and chatted to me before take off and throughout the flight was documenting we were doing and where we were going.

She would come over the tannoy saying Hi Karon and the girls telling us when to look out the window and what to look out for.

At one point there was this incredible lightning storm so the pilot had us all watching that which was just fantastic.

The crew were wandering around and said just to call if I needed anything.

I even got a free meal which was great.

They said I could run up and down the plane if I wanted, I had all the space to myself.

It was so peaceful and I got a lot of work done.

I didnt even have to wait for my luggage, It just got handed to me when I got off the plane.

Funnily enough, the same place going back was booked with 189 passengers heading back home.

The cook book author is enjoying a month long vacation in Crete where she is working on her upcoming romantic crime novel A Cosy Crime.

A spokeswoman for JET2 said: Were delighted Karon got to experience our VIP customer service in style.

It is not unusual for the final outbound flight of the season to have fewer bookings than normal.

We hope Karon has a fantastic time in Crete. .

Madison Hubbell & Zachary Donohue: 5 Fast Facts You Need to Know

Since joining forces in 2011, ice dancers Madison Hubbell and Zachary Donohue have gained a reputation for being physically powerful, technically skilled, and, emotionally connected skaters.

Here's more on the ice dancing pair as they prepare for the 2018 PyeongChang Olympics.

Hubbell Began Skating at 5 Years Old.

Hubbell was born on February 24, 1991 in Lansing, Michigan and got her start on the ice at age 5.

She began ice dancing at age eight, skating with first partner Nicholas Donahue for one year.

In 2001, Hubbell partnered with her one of her older brothers, Keiffer, and won U.S.

titles at the juvenile, intermediate, and junior levels.

On May 12, 2011, the Hubbells announced the end of their partnership.

Keiffer had experienced hip and back problems and was undecided about his future.

"For the past three years, Keiffer has been struggling with his hip, and last season with his back," Hubbell told Ice Network.

"That was partially due to his body type, he's very flexible, and I was only a few inches shorter than him.

We dealt with that, and I think it wore on him.

"Ultimately he was not really sure what he wanted to do, but he knew that he didn't want skating as badly as I did, at least at that time.

So it was actually his decision independently to quit, and we were kind of in a state of limbo.

Our mom would call me and say, 'I think you had better think about a new partner,' but I wasn't ready yet.".

Donohue First Started Skating at 11 Years Old.

Zach Donohue was born January 8, 1991 in Madison, Connecticut and began skating at age 11.

He was partnered with a few ice dancers, notably Piper Gilles, who now competes for Canada.

Donohue and Gilles won U.S.

junior ice dance bronze medals in 2009 and 2010.

Donohue split with partner Alissandra Aronow after placing 11th at the 2011 U.S.

Figure Skating Championships.

That was the same year Hubbell's brother decided to take a break from the ice.

Hubbell and Donohue first teamed up by coincidence when they were both 20 years old.

The two happened to hit the ice during the same practice session, and coaches noticed.

"I noticed all the coaches were huddled off by themselves talking excitedly and looking in our general direction," Donohue told Ice Network.

"I figured this was kind of the start.".

Hubbell says they were "a bundle of chemistry from the start.

Their chemistry was also apparent to judges at their first competition, the 2011 Nebelhorn Trophy in Oberstdorf, Germany, which they won.

They've Won 3 Consecutive Bronze Medals at Nationals.

After the duo's first full season together, they won a bronze at nationals in 2012.

The couple has earned three consecutive bronze medals at the U.S.

Championships (2015, 2016, and 2017).

After placing fourth at the 2014 U.S.

Championships by just over two points, they missed a chance to compete in the Sochi Olympics.

Instead, they were assigned to the 2014 Four Continents Championships, where they captured gold.

They have made three consecutive world championships appearances.

In 2015, Hubbell and Donohue finished 10th and in 2016 they finished in sixth.

In April of 2015, Hubbell and Donohue announced that they had started training with Marie-France Dubreuil, Patrice Lauzon, and Romain Haguenauer.

They left their Michigan-based training facilities and moved to the Centre Gadbois in Montreal.

Hubbell and Donohue have both credited their coaches to the continued success they've seen in the 2016-17 season.

Leading up to the 2017 Four Continents, where they placed fourth, they felt that they had achieved personal breakthroughs in their training.

At an ISU press conference following their third place finish in the short dance at the 2017 World Chanpionships, Hubbell discussed their progress.

"In the last month since Four Continents, Zachary and I have really worked with our coaches on changing our mentality around our skating in general, but especially with this short dance.

We're always trying to do more or be more, and we had to step back and realize that we were enough, and we just had to be us, and really hone this dance.

"I feel like we owe it to each other just much as we owe it to Marie-France [Dubreuil] in particular.

She really helped us and pushed us to not give up on it.

There were definitely some tough moments in the season where we felt like maybe we just needed to go with the current, the way things were going.

She's been there every day, encouraging us to embrace what we originally believed, the ideas we have, and our own creative vision.

It is definitely a gratifying way to end the season and I know they're enjoying this moment with us as well.

They train alongside Tessa Virtue and Scott Moir of Canada, and Gabriella Papadakis and Guillaume Cizeron of France.

Hubbell Helps to Design Their Costumes.

Hubbell helps to design and create the pair's costumes alongside her mom, who is a seamstress.

"I was very lucky to grow up with parents who entertained all of my interests, and a mother who has enough creativity for the whole family," Hubbell writes on their website.

She also calls herself a "total home maker" who enjoys jewelry making and baking in her free time.
