Real Estate Market Update / Newly Built Condos in Greater Toronto Area Have Decreased / GTA Supply - Duration: 3:08.

Welcome, thanks for being with me today. My name is Mark Albert

and today we are going to look at a market update on the new build condo sales in the GTA.

We are going to look at how it's been slipping and the impact of that on the prices if you are going to buy that.

Also I want to mention that the Bank of Canada is going to have three Bank of Canada updates,

one in March, April and May. And I will be doing updates on that, so please

subscribe so that you can get those updates and click the bell for notifications. So let's get into this.

So newly built condos in the Greater Toronto Area.

So 2016 the numbers were fairly high, but it was 27,098. And what happened was that

is peaked in 2017. 34,697. And those are very climaxed.

So what happened is, the summer of 2017 the Bank of Canada since then have have five interest rate increases.

and so when the rates increase it tends to impact all kids of things.

so the builds, this was actually at an all time high, and then it drop down in 2018.

Look at the difference. Look at the difference between those two years.

20,000, just over 20,000. Now this 20,000 is close to the ten year average.

So the ten year average over the last ten years, new build condos in the GTA have been

about what it is right now. But 2016-2017 there was this massive increase in supply.

So right now we've got a situation where there's a significant decline in supply.

The basic economics says, if you reduce supply, then all of a sudden price will go up because

there is not enough, maybe, for people.

So I'm not sure how many people are shopping versus how many condos are available, but

what we are seeing is that investors have become more cautious as prices of pre-sale launches

jumped 16% to a new high. So a new high in the GTA and a new high in

Toronto proper. So in the GTA, the Greater Toronto Area, $921 per square foot.

So if you are getting a condo that is 600 square foot, it's $921 per square foot.

And then in Toronto proper, City of Toronto, $1,117.

And so this is interesting.

So what I would like to see is how is the Bank of Canada, if they do interest rate hikes

this year, along with the stress test, is that going to further impact things in terms

of supply and demand. And how will the price play out as we go throughout the year.

So if you are looking for a condo, you know, are you going to get a pre-build or are you

going to shop for something that is already existing? So anyways, I just wanted to share that with you.

These are observations that I've made on the market and some things that I've been reading.

Let's go ahead take a look at my new setup I have for my drawing and livestream

So the way I've done this is I've actually moved the tables that I had from over there

It's over here. And the reason that did that is because it allows me to have the camcorder the

DSLR and everything else behind this table

because before it was against the wall and I

Couldn't put anything behind it. So now with this setup I

Can do all kinds of live-streaming and do more recording I

Have a lot more room for doing drawings and everything. I've got this whole entire table to use

Computer and all that stuff our supplies and everything and I used to have that

over on the table over there, but now I moved it over here and

got all sketchbooks, although our supplies and everything get to them pretty easily just

my headphones and

This is the camcorder I'm using right now

canon, vixia hf r 800 and

This is my webcam

That's wrong I was working alone

It's a lot of dots in this so far I'm about 80% done with it

Just about done getting there

Actually been using this little spoon. I used to hold down the paper still alone drawing with my fountain pen

The pen doesn't stick to the paper and like when I go to lift up

The pen sticks to it and some of the paper comes up with it. So I've been using the little wooden spoon for

that

That's just my general area that I use for making videos. I did everything but stuff together and

I definitely need new

Computer chair because it is pretty much falling apart

I've had that chair for about

Maybe 10 years as you can see everything is just completely wore off of it

Like rubber parts and everything's just coming off of it. I'm sure what that is exactly

But hey, that's all falling off

so that's my setup that I have there and

and I didn't have one before and I'm so lucky because

Before I was plugged into the wall, it wasn't even grounded

so if lightning struck or if there's some power surge or something, who knows I could have just

lost everything with my DSLR my

Computer setup and all that but it's a bit of a mess of cords. We've got some of them organized

put these little twisty ties on them and

Those helped a bit with keeping them organized but there's a lot of them there

a lot of

I'd say half of those core just just come from my surround sound system. I've had those speakers for about

I'd say ten years as well offend them quite a while. They're just some logitech speakers

And my little heaters that are used for my feet one of my feet cold in the winter

So I think today I'm probably gonna go ahead and go to the track and do some sprinting because it's really nice out

it's about I

Think it's almost 50 degrees, which is really warm right now

Especially considering that it was like 20 25 below zero. Well after we read this early patted windchill

And it was a freezing cold outside. So

Probably gonna go as a track. I'll bring my camera with me. So you guys can see me doing some as friends

I'm not sure I'm gonna do because it's been about two years since I've really done it his friends

My two years since I've worked out

And I head over there in a bit and I'm gonna do some running and see how that goes

It's a bit difficult to get my stride length up and get the proper form supposed to in a starting position because of my hamstring
